GUIDE TO OUR STANDARD OUTSOURCED SERVICE
WHAT WE DO?
1. We reference the tenant and liaise with you regarding the outcome.
2. We draw up the AST and email copies to landlord and tenant.
3. We draw up the financial statement and collect the advanced monies
4. We book the inventory and check in, gas safety check, pat testing etc
5. We book any works required before the tenants move in i.e. professional clean etc
6. Transfer tenants security deposit in a government backed scheme to comply with current legislation
7. Ongoing monthly rental collection from the tenant to include chasing up arrears.
8. Detailed monthly accounting including provisions for income tax, service charges etc
9. Day to day property maintenance including emergency maintenance and repairs
10. Dealing with tenant enquiries in relation to rent and property maintenance.
11. Making sure the property complies with current legislation.
12. Carrying out 3 property inspections per year per property and reporting to agency
13. Checking property compliance/renewal with safety regulations for gas etc
14. 8-10 weeks before tenancy end date we discuss the renewal and agree terms or book check out and ask you to start remarketing
15. Arranging for check out and if necessary professional clean of property for re-letting
16. Dealing with the return of the security deposit to the tenant etc
